EPC
An EPC is a document which shows the energy efficiency and carbon emissions of a property. The property is given a rating between A and G and this is displayed on a chart which looks very similar to the energy rating given to domestic appliances such as fridges and washing machines. The EPC is provided as part of an energy report which highlights recommendations for increasing the energy efficiency of the property and reducing the carbon emissions and it includes an estimate of how much these changes may cost.

Commercial EPC

Valid for 10 years.
Commercial Energy Performance Certificates (EPC) are surveys that determines how energy efficient a building or commercial property. The ratings on a commercial EPC start from G (least energy efficient), going up to an A for the most energy efficient building. The EPC certificate is very accurate and that makes it very important for any type of establishment. Commercial EPCs are valid for 10 years from the time when they are lodged or generated. If you are looking to rent or sell the commercial premises or the building has just been constructed then a commercial EPC is required by UK legistlation.

Legionella

We recommend every 2 years, unless significant change has happened.
Landlords who provide residential accommodation as the person in control of the premises or responsible for the water systems in their premises, have a legal duty to ensure that the risk of exposure of tenants to legionella is properly assessed and controlled. This duty extends to residents, guests, tenants and customers.

EICR – Electrical Inspection Condition Report is required by all landlords to ensure your full electrical installation is safe. Our accredited engineers perform diagnostics and testing on your systems to ensure:
  • Circuits are not overloaded
  • No risk of electric shock or fire hazards
  • No defective electrical work
  • No problems with earthing or bonding
 
This inspection should be completed every 3 to 5 years to comply with regulations and to make sure there has been no degradation of the system or additional wear and tear on the apparatus.

PAT Testing

Required annually.
Portable Appliance Testing is the electrical safety testing of portable electrical equipment. It consists of a visual inspection and various electrical tests carried out using test equipment. Appliances that have passed the equipment are deemed to be safe to use until the next test date. A sticker is attached to the equipment indicating Pass or fail and next test date. The intervals between test is normally 12months.

Gas Safety Cert

Required annually.
Gas safe registered engineers will inspect all your gas appliances (boiler, hob, over, fire etc) to ensure they are working correctly and safely. By law landlords have responsibility to make sure there property is safe for tenants, including:
  • All gas appliances provided for use by tenants have an annual inspection
  • Any pipe work, flues, and equipment is maintained to an approved standard
  • An in date gas safety certificate must be provided to tenants before they move in
  • Gas safety inspections must be carried out annually and records must be kept for 2 years

Smoke & Heat Detectors

Landlords are required by law to fit smoke alarms in their rental properties. 
In order to comply with the repairing standard there should be at least:
  • one functioning smoke alarm in the room which is frequently used by the occupants for general daytime living purposes (normally the living room/lounge)
  • one functioning smoke alarm in every circulation space on each storey, such as hallways and landings, or in main room if no landing in upper storey
  • one heat alarm in every kitchen,
  • all alarms should be ceiling mounted, and
  • all alarms should be interlinked.
